The Opportunity for Retail

Horizon’s Town Center will include about 400,000 square feet of retail stores. These shops, restaurants and services will provide for the people who live and work in or near Horizon, and will give the entire retail experience at Horizon a unique local flavor.

About 8,000 people will live right in Horizon Uptown. They will be mostly young families, professionals and active adults, early 20s to 60s, with annual household income ranging from $30,000 to $80,000. Many will be among the 11,000 people who work in Horizon.

But retailers can expect plenty of nonresident customers, too. Overall traffic in the area is increasing by 5 percent every year. Each day, an average of 69,000 vehicles pass through the I-70 and E-470 juncture, a total that is growing by 11 percent annually. That’s why lifestyle and large-format retail will command another 900,000 square feet of high-visibility locations along the two highways. And customized parcel sizes, configurations and phasing are available.
